Selecting a Contractor — part six

Getting Bids

By now you’ve qualified several contractors and have a list of at least 3 to request to bid on your project.

If you are working with us, we will provide the construction documents to the contractors, which include a set of plans, specifications, and a detailed breakdown of items for the contractors to bid on. The contractors will have the opportunity to talk to us to ask questions, ask for clarification, or point out any inconsistencies in the documents. We will answer them and then also notify all the other bidders to ensure a fair comparison of the bids.

If you decide to work with a contractor directly, you will need to be diligent and patient in doing your homework. Each contractor needs to be very clear on the details of the job so their bids can be properly compared. Differences in bid amounts may be caused because the contractors have different understandings of what they are to do, methods of construction, and the materials to use.

At this point in the process the contractor’s insurances are verified. You should consult with your insurance agent to make sure you are adequately covered for the project and that there are no gaps between their insurance and your insurance.
